Parcelle Safe Kin

Parcelle Safe Agro · Kinshasa

8 hectares claimed. 1.2 hectares measured.

Before investing in agricultural land, check what the documents claim against what the land reveals.

The Agricultural Land Passport brings together rights, occupancy, boundaries, area, soil, water and site risks. Findings are signed by the professionals actually involved.

Pilot phase in Kinshasa and within 100 km. A person replies within 24 business hours.

Anonymised real case · N'sele, July 2026

What the site visit changed.

A USD 40,000 purchase was being considered. Document and area checks revealed major discrepancies. The report advised against proceeding in the circumstances found.

Claimed area / measured area

82,000 m² → 11,730 m²

The survey found less than 15% of the stated area.

Documents, boundaries and occupancy required further checks before any payment.

The earlier check cost USD 219. Today's pilot passport is a separate assignment starting at USD 500.

The passport

A clear file for decisions, without promising certainty.

Each chapter separates what was verified, what remains a statement and what is missing. The conclusion is presented together with reservations.

Our method

From documents to the site, then to a reasoned decision.

  1. 01

    Tell us about your project

Describe the land location, your objective and, if known, the planned agricultural activity.

  2. 02

    We review available information

We compare documents, occupancy statements, geographic information and the checks still needed.

  3. 03

    We propose an appropriate assignment

Depending on the situation, it may involve interviews, a site visit, surveying and map analysis.

  4. 04

    You receive a decision-ready summary

Areas, findings, agricultural and environmental constraints, risks and next steps are brought together in a structured file.

Environmental and social care

Available land is not always usable land.

We flag visible or documented risks relating to water, soil, existing use and vegetation cover. This is neither environmental certification nor an approved impact assessment.

  1. 01Identify erosion and flood risks.
  2. 02Review water availability and uses that should be preserved.
  3. 03Review land occupancy and changes in vegetation cover.
  4. 04Flag environmental constraints that could affect the project.
  5. 05Take account of existing occupants and stakeholders.

Who is the pilot for?

People making decisions based on facts.

Farmers, cooperatives, investors and diaspora members can present land. Financial institutions and technical partners can help define useful information.

Why this file is needed

Scattered documents, contested boundaries and the gap between claimed and usable area need to be resolved before purchase or financing.

Frequently asked questions

Answers before you commit.

How do I check agricultural land before buying it in the DRC?

Start by establishing who occupies it and under what claimed right. Review the documents and occupancy history, then check location and boundaries on site and compare the findings with information available from the relevant authorities.

What documents should I ask for?

Depending on the situation: a registration certificate or concession contract, local administrative documents, agreements or minutes with the local community, and plans. Check whether the documents, the people presenting them and the land itself match.

How are agricultural plot boundaries checked?

They are checked on site with occupants and neighbours and, where needed, through a georeferenced survey. Even an indicative map can expose overlaps or inconsistencies before investment.

What is the difference between stated, measured and usable area?

Stated area is what the seller or documents claim; measured area is what fieldwork establishes. Usable area may be smaller because of disputes, flood risk or land uses that must be preserved.

What is an Agricultural Land Passport?

It is an assessment file covering location, claimed rights, occupancy, areas, the agricultural project, water and environmental sensitivities. It helps inform a purchase, operating or financing decision.

Does the passport replace a land title?

No. It does not replace a title issued by the competent authority or official legal and administrative checks.

Can a farm be assessed before a financing application?

Yes. Verified information on land rights, boundaries and risks can make a file clearer for a lender. The passport does not guarantee financing and does not by itself assess the market, management or cash flow.

How are erosion and flood risks identified?

We compare site observations, such as slope, soil and drainage, with usable map and satellite data. Some situations require further specialist work.

How do I know whether land fits my agricultural project?

The planned activity is compared with soil, water, terrain, access, current use and environmental constraints. Further tests or laboratory analysis may be recommended.

Does the passport replace an environmental impact assessment?

No. It can flag environmental and social sensitivities, but is neither an approved impact assessment nor an environmental certification.

Do you only work in Kinshasa?

The pilot starts in Kinshasa and nearby areas. Assignments in other provinces may be assessed case by case, depending on the request and available partners.

Can agricultural cooperatives join the pilot?

Yes. Cooperatives are a priority group, especially where multiple plots and uneven documentation need to be organised.

How much does a pilot assessment cost?

The remote pre-assessment costs USD 89 and is deducted from the passport. The pilot passport is USD 500 for up to 5 ha within 100 km of Kinshasa; from 5 to 20 ha it is USD 900. The standard reference price is USD 1,200. Larger or more distant assignments and drone photogrammetry are quoted separately.

Can a bank contribute without making a commitment?

Yes. A financial institution may join an exploratory interview or share its information needs without a commercial commitment or formal partnership.

How can I check land from abroad?

Present your project remotely by WhatsApp or email. We review available documents and arrange fieldwork, then provide a documented summary with photos and geographic coordinates.
